UAE Golden Visa for Investors: Requirements & Benefits in 2026
The UAE Golden Visa is a long-term residency programme for eligible investors, entrepreneurs, specialised professionals and other qualifying categories. Eligible investors can obtain residency without a sponsor, with the duration depending on the investment category.
UAE Golden Visa Requirements for Investors
The current ICP Golden Residency Guide identifies investors in public investments and real estate as eligible categories.
For public investments, the Golden Residency is granted for 10 years.
For real estate investments, the Golden Residency is granted for 5 years.
The current ICP requirements include a minimum capital investment of AED 2 million, subject to the applicable conditions and investment route.
For public investments, acceptable evidence can include a letter from an accredited investment fund confirming a deposit of at least AED 2 million, a valid commercial or industrial licence showing the required company capital, or a letter from the Federal Tax Authority confirming that the investor or partner pays at least AED 250,000 in taxes annually.
For real estate investors, the ICP requires a letter from the relevant Real Estate Registration Department confirming ownership of one or more properties valued at AED 2 million or more. The current ICP requirements also specify that the property must meet the applicable ownership and financing conditions. Applicants must also provide the required supporting documents, including proof of residence in the UAE.
